Although plumbing stoppages are included in the Platinum plan, Select doesn’t cover stoppages caused by damaged, broken or collapsed vents, drains or sewer lines. It also doesn’t cover stoppages caused by roots or foreign objects.

🚨 Nerd Alert 🚨 When the NerdWallet Home Services team reviewed quotes that Select Home Warranty provided us on its website, we noticed that the quote for the annual price (if we made one payment for a year’s coverage) didn’t match the discount Select advertised. nstead of $150 off and two months free, the quote showed we would pay $479.99, which comes out to $150 off the original price of $629.99. But the price should be lower if we were also receiving two months for free.
Our Nerds reached out to Select several times to ask how the company calculates its advertised discounts, but we weren’t able to get in touch with them. Because we weren’t able to discuss this with them, we advise potential customers to double-check quotes for Select Home Warranty’s plans to ensure they are receiving all advertised discounts.
Service fees
As with all home warranty companies, Select Home Warranty charges a service fee when it schedules a technician to visit your home. Service fees are between $75 and $100 and depend on how long your contract is. You’ll pay this service fee before a technician comes to your property, and you can’t get a refund if Select denies your claim. Most home warranties have similar policies about refunding service fees.

The fine print in Select Home Warranty’s contracts
Repair guarantee
Most home warranty companies guarantee their technicians' work for 30 or 60 days and don't charge a service fee if a repair fails during that time. However, Select Home Warranty doesn't list this guarantee in their sample contract. Our editorial team tried to reach out to Select Home Warranty multiple times to clarify if the company has a repair guarantee, but we weren’t able to get in contact with a representative.
Replacing items
Select’s sample contract says that the company will choose a replacement item that has a similar capacity to the old item, but that might be where the similarities to other home warranties stop. Select does not try to match your old system or appliance if it pays to replace it. That means it can install a new item that is a different brand, dimension or color. Although having a different brand or color could throw off the look of your kitchen, getting a replacement appliance or system with different dimensions could be problematic if it doesn’t fit where your old item was located.
Select also replaces items with builder’s grade quality, which usually refers to cheaper options that don’t look as nice or last as long as higher-end items. They will still do what you need them to do, but they might not be the same quality as the one that Select is replacing.
‘In lieu of replacing a system or appliance’
Like many home warranties, if Select decides it can’t replace an item or that it’ll cost too much to do so, the company can pay you what it would’ve spent on replacing a covered item instead of actually replacing it. However, Select bases the amount it’ll pay on the depreciated value of the old item.
A depreciated value considers how old the item is and how much value it has lost since it was new. Like a car that loses value as soon as you drive it off the car lot, your appliances and systems are worth less after you’ve used them.
A depreciated value is likely to be less than what it costs to replace your item with an identical one, and in some cases it might not be enough to purchase a replacement. If it’s not enough to purchase a replacement, Select will likely pay you for the depreciated value of your old item and require you to pay the difference to purchase a replacement item.
A common reason home warranty companies choose to pay customers instead of replacing an item is when the cost to repair or replace it will cost more than the remaining coverage limit on the customer’s contract.
Taking away replaced items
Select doesn’t pay for repair technicians to haul off any replaced items. That means you might have to pay for a technician to take away and dispose of your old water heater or oven, for example, if Select agrees to pay to replace it. That could cost you out-of-pocket in addition to your service fee and any other costs you’re responsible for paying.

Always have exclusions to coverage, no matter what their sales pitches say. Read your contract carefully before purchasing a plan — especially anything listed as an exclusion or limit of liability. For example, a company might cover air conditioning systems but exclude certain parts or components, such as coils. Other companies cover plumbing repairs but won’t pay to clear all plumbing stoppages or repair certain types of leaks.
Are not a type of insurance. Even though some companies call their service fees deductibles, home warranties do not work the same way as insurance policies. They differ in what they cover and how they pay for repairs or replacements. A home warranty is not a supplement for homeowners insurance.
Limit how much they pay. If the cost of a repair or replacement goes beyond a limit stated in your contract, you’ll have to pay the difference. For example, if the bill for a repair is $2,000 and the limit is $1,500, you’re required to cover $500. This is in addition to your monthly premium and service fee.
Can deny your claim for several reasons. Examples include if you had work performed on a covered item without approval or you modified the system or appliance.
